Here is an idea if you are selling, or trying, to sell your home in Tenerife, it would make it sooooo much easier if you left a set of keys with the Estate Agent.
After looking around it became painfully obvious that the Estate Agents do not have all keys and need to organise this with the seller. Madness.
One Estate Agent in Callao has a property for sale directly opposite his office, however if you want to view it the owner has to come down from Santa Cruz when he can 'fit it in'

Karlb,
I wanted to view this when I was last over they had the keys to the property next doo that had just been sold so we were able to see that got a bit confusing when the estate agent started telling me the differences between the two properties, and she did say the owner would ONLY come down with the keys if it was for a serious buyer........... eh !! daft or what ?
These are the white houses in the complex across from the bustop on the main drag down past Beckhams...... right ?? _________________ im back in Tenerife soon........ yepeeeeeeeee  |

Karlb,
my thoughts exactly....... I did get to see two of these and both were totally different inside, one I likes the other I didnt like that much...... therefore as you say its hard to say ifanyone would be a serious buyer until they view.........
my guess is when I come over again this eyar this property will STILL be on the market............
cant remember what this complex is called though.......
buyer obviously isnt keen for a quick....ish sale....... _________________ im back in Tenerife soon........ yepeeeeeeeee  |

I agree with you, however usually over here a seller has their house on the market with several (often 10 - 20) Agents and so it becomes impractical to leave a set of keys with each one, both from a cost point and a security point of view.
I tried to persuade sellers to nominate an Agent to have a set that would allow other agents to borrow keys - they didnt always go for it and other Agents didnt always agree to this either!

When we went to Galicia and wanted to sell our apartment, we left a set of keys with a trusted estate agent and one with a neighbour so other agents had the choice of where to get the key. _________________ Who am I? Good Idea Jenny, although i take your point sgd, but at the end of the day if a property is up for sale the ownders need to take necessary steps to ensure potential buyers can have acess for viewing otherwise the property, like in this instance, will still be on the market almost a year later........ _________________ im back in Tenerife soon........ yepeeeeeeeee  |

In fact of the two estate agent we went in it one could not really be bothered and did not ask many questions the other had his son sat on his lap doing something on the pc and did not ask us anything !!! Both spoke perfect English.
No wonder some of the on the ball agents are doing well.

Although I take on board all of your comments you also get the total time wasters who just want to view to be nosey. On holiday do not know what to do today, weather a bit cloudy, I know lets go and look at properties, we had the same when we lived in Weymouth and Devon.
All in all we find the agents here do very little to sell a property, they assume people will just come in off the streets etc etc, and for 5% commission too. Or you get the other extreme where some are hard sell, tell you a load of rubbish, they do not know anything of the laws here etc etc, once they get the deposit that is their commission so after that they don't give two hoots. Sadly many of them are English people out to make a fast buck, soory to sound so negative but we have A LOT of experience of agents here. |

I constantly have estae agents on the fone to me asking ofr more copies of the keys that THEY have lost...The apartments that I look after..the owners every now and the try to sell rather than rent. So they end up on my case for more copies. Then they decide that theres no movement so start renting out again lol...
Just this week I had been running about for 3 estate agents....then they go get the keys cut...THE ONES I TOLD THEM then come back with the wrong ones cut...lol

A recent report in 'El Dia' stated that this year almost half the estate agents in Spain would close down. Obviously dealing with agents we get to see which ones work hard and which rely on luck. One particular agent with a poor website was always complaining that there weren't enough people coming in to his office yet when we offered him the opportunity to display his properties on our sites (the strongest property sites in the Canaries) he refused because he would have to spend too much time loading them onto our site! It takes around 5 minutes to add a property to all the sites simultaneously so even if he had ten new properties to add each week (unlikely) an hours work while he waited for clients would have been sufficient! We also see many poor quality photos and 'lazy' descriptions! The web is full of properties for sale, if an agent cannot take good photos and make his properties sound interesting then people will click off his ads and go to others. _________________ .

I think I may have some more to add on this topic once I get to reading my e mails, Iv had no internet most of the weekend but was at mymums last night so managed to get on for a short while but as many of you are maybe aware my mum paid a deposit on an apartment but cant obviously complete until she sells here, her agents over there are aware of the situation, I got home to day to a panicky message on my answer machine from my mum saying she had received an email from her agents in the reef, shes forwarded it to me, but from the message I got apparently the person selling has a rented tenant in the apartment just now, he had an interest only loan out for a year, but the year is almost up, they want to take another loan out but want my mum to pay 550 euros per month which they say will be taken off the balance of whats shes to pay for her apartment when shes ready to complete...... this sounds a bit dodgy to me has anyone heard of this before, and Rob or Karlb can you advise. Im going to read her mail from them not and will post again when I work out what there going on about. _________________ im back in Tenerife soon........ yepeeeeeeeee  |
