Hi All
Sorry to be a pest with the questions but we would really appreciate some help with this one. We thought all we had to do when we arrived in Tenerife was to register with the local police, but now we're not so sure. Could anyone tell us the procedure to become a resident with full rights to work etc, and can we arrange a lease on a rental property before we arrive, any reply would be gratefully received.

Hi there from another newbe.
The beginning of the rental time will probably be at the wishes of the landlord. In our case we viewed our apartment (via an estate agent) in late June. It suited us to begin renting at the beginning of August. It suited our landlord also.
We paid a deposit of one-month's rent to secure the apartment plus the estate agent's fee of a further one month's rent. (It is usual in Spain for the tenant to pay the estate agent not as in the UK for the landlord to pay the fee). We were aware that in addition our first month's rent was due at the beginning of August. (So be prepared to pay three months up front. One as a deposit to be redeemed at the end of the tenancy, one for the estate agent and your first month's rent.) A contract was then drawn up for one year, renewable at twelve months intervals for up to four years.
The next task was to obtain a NIE number, which allows you to have some rights such as to open a bank account, have a local telephone service, pay for water and electricity etc.
We are now applying for Residencia (see my subject in this forum category) which give you even more rights and advantages, as I'm sure that seasoned ex-pats will be able to tell you.

| Good answer but there are many agents who work for less than 1 months rental as a fee. Try www.sundanceproperties.co.uk they charge just 80 Euros!!! Tell them Rob from Sun4Free sent you |

Hi Rob
You've made reference to this site before, but there is nothing there about property to rent. The site only contains property to buy. Also all properties seem to be in the south and whilst I am aware that you are happy living there it is not everybodys' choice.

| Yes they are in the south. If you're looking for somewhere in the north it would be very helpful to say so. You could also try e mailing sundance with your precise requirements to ask if they can help. They really are very helpful if given enough info. |
