I would pay nothing. She should speak to her solicitor NOW. Who is holding her deposit? When is her contract due for completion? Does she have a contract? Who is her solicitor here?

Rob,

She doesnt have a completeion date as they knew she had to sell in the uk before she could complete, I will copy past the email and PM it to you.
as I dont think I should put it on display on a public forum.

When I worked in an estate agency, they always put 3 or 6 months completion time on the contract. It was extended if really necessary and as long as the owner was happy to do so.

At the time of paying the deposit the property was to be held until December, thats has gone by but my mum has been keeping them informed of whats happening here, they are aware she cannot complete until she sells here, she has taken there advise and changed agents and taken the agents advice on the price sehs asking for her house.

We all know that the markets not good just now, Iv Pmed Rob, hes replied and I have forwarded this onto my mum, until she speaks to the agent in Tenerife and I hear back from her I am not sure what she will do.
